According to a recent study by the Polytechnic University of Milan, the term ProptTech, crasis of the words Property and Technology, has grown significantly in terms of Google research volumes, springing in 2016. It’s in those years that the phenomenon seems to explode on a global level, with popularity peaks in Singapore, United Kingdom, Switzerland. The volumes on the Italian level are definitely more contained.
However, the very definition of PropTech is not unique. In the aforementioned study of the Polytechnic University of Milan, there are several definitions, among which the RICS one seems to be the broadest and inclusive: the Royal Institution of Chartered Surveyors indicates PropTech as a general term referring to all aspects of technology as it impacts on the built environment (RICS, 2018). If we analyze the term more specifically, we can find many different declinations of the PropTech phenomenon. Looking at Italy:
In this context and according to the classification of the Politecnico di Milano, Walliance is positioned among the Real Estate FinTech companies. Walliance was the first equity crowdfunding portal completely dedicated to the real estate economies and that immediately set itself the goal of bringing innovation in a sector originally linked to the past.
In a year and a half of activity, the portal has been able to conquer about 13% of the market shares if we consider the total capital collected from the platforms, representing a successful case that is worth analyzing closely. What is worth reflecting here, in particular, are the collaborations to which Walliance has wanted to open and in this way the partnership with Immobiliare.it is a more than a positive sign.
It is not easy to identify the path that the entire industry will undertake, but it is clear that the spaces and profit margins are there, given that the market is faced in a serious way, avoiding misconduct among competitors that would denote only extreme provincialism, a typical Italian disease.
